All direct bookings will require a booking deposit of 10% of the full rental charge to confirm & secure your booking.
Booking deposits are only refundable if you are unable to travel due to government law because of the Covid 19 pandemic. All other instances the booking deposit will be non refundable after booking but can be transferred to another holiday booking date.
A refundable security/damage deposit is charged within your bill and refunded after your stay subject to housekeepers inspection of the cottage and its contents being kept in good condition and no evidence of damage, pet damage, pet soiling/mess and missing contents. The standard security deposit charged at booking is £100, if bringing pets £200, but is dependent on numbers of guests, pets and length of stay.
Final payments are due 4 weeks before the start of your holiday. We will send you a reminder email a week before your balance is payable and a final reminder on the due date. If payment is not made or you do not contact us, your holiday dates will be re-advertised as a cancellation. Payments can be made by Bank transfer, Paypal, Credit or Debit Card
If a booking is cancelled after final payment we will endeavour to re-let the property, if it is re- let, we will refund you in full minus an administration fee. If we are unable to re-let we will refund only the housekeeping costs for that period.
The property is available for occupation after 4pm on the first day of your holiday and must be vacated by 10am on the last day.
No-one other than those named on the booking form may sleep at the property. You may invite friends to visit but the number of people overnight in the property must not exceed six.
No single sex party bookings of 4 adults or more are accepted including stag or hen gatherings.
You must keep the property clean and in good order and you will be responsible for any breakages. Any damage or any extra cleaning required if the property is left dirty will be charged against your security/damages deposit. However in the unlikely event of damage exceeding your security deposit you may be liable.
Your security/damages deposit will be refunded to you promptly within 3 days of the end of your holiday following inspection by our housekeeper.
We may cancel bookings if the property becomes unavailable for reasons beyond our reasonable control including, but not limited to: pandemic, flooding, fire, significant damage, failure of utility services or weather damage. In this event we will refund in full any sums you have paid.
If you commit a serious breach of our terms and conditions we have the right to terminate your booking and if you are already at the property we may require you to leave.
Once dates of a booking have been confirmed to you in writing or by email they can only be changed with our agreement and may incur an administration charge.
We strongly advise you to take out holiday insurance to cover the possibility of cancellation.
Pets must be disclosed on our booking form and only those pets may be brought onto the property. An additional £50 cleaning fee is charged for pets.
We endeavour to be dog-friendly and understanding, however guests are expected to abide by our Doggy Rules guidelines (see separate tab bottom of page). Charges will apply from security deposit if dog waste or damage is evident.
If we are concerned that guests are breaching our terms and conditions our housekeeper has the right to enter and inspect the property at any time.
Aft Cottage is a non-smoking and non e-cigarette / vaping property. Due to insurance evidence of this will result in loss of deposit.
Unlimited Talktalk internet is provided free of charge. Whilst every effort is made to ensure continuity of service, we cannot be held responsible for disconnection due to TalkTalk planned maintenance or MBORC (Matters Beyond Our Reasonable Control.)
The return of a booking deposit to us constitutes an acceptance of our Terms and Conditions.
